Property Types: Multi-Family (5+ Units), Mixed Use, Bed & Breakfast, Office, Retail, Warehouse, Self Storage, Light Industrial, Mobile Home Park (<25% RV)

Max LTV: 90%

Credit Score: >= 600

Amortization: 15 / 20 / 30 year terms

Underwriting: DSCR 1.2x preferred, but can consider the sponsor’s liquidity and earning capacity

Prepayment: Standard 2-year lockout with 5% prepayment penalty of 5 years; Optional 3-year prepayment with 3-year lockout option increases rate and margin by .375%

Recourse: Full recourse to individual borrower or guarantor required, with exceptions allowed at Bayview’s discretion

Security: First mortgage lien on the subject property, assignment of leases and rents, pledge of partnership interests, UCC on other collateral

Third Party Reports: Appraisal, survey and environmental insurance is required; existing reports may be acceptable and must be approved

Closing: Deals typically close in 30 to 45 days

Expense Deposit: $5,000

Subordinate Financing: Allowed up to 20% of property value
